When Kahn Facility Management, Inc., a member of the Albert Kahn Family of Companies, first became facility manager of Coca Cola Enterprises’ Cincinnati, Ohio, bottling facility in December 2006, immediate building management issues ranged from endemic energy waste concerns to more acute plumbing, heating, and other infrastructure deficiencies in need of repair. The warehouse was suffering from a lack of functional heating units, for instance, so Kahn immediately repaired some of those units, sub-contracted for the rest, and installed numerous interim floor heaters as needed. Other heating issues included non-functioning ceiling and roof-top units, as well as “unbalanced” exhaust fans in need of repair. By summertime, Kahn professionals discovered that rooftop air coolers weren’t working, either, and plumbing problems included leaking wall pipes and collapsing drain pipes, all of which were promptly repaired. more...
When Kahn determined that water used in the bottling plant’s five boilers to process steam was systematically dumped directly into the facility’s main drain – a costly and wasteful practice – the boiler system was re-piped to make it possible for condensate and internal water to be re-used, saving both water and money. The chemical programs to sustain these boilers, as well as the cooling towers, were reconstituted and installed anew, along with an improved chemical management system. But the largest cost savings – approximately $6,000 per month – resulted from adjustments in the power factor, which had diminished over time due to increased production demands. Beyond the bottling plant upgrades and repairs, Kahn also completed a comprehensive HVAC study of the facility’s adjacent administration building. Among other initiatives, the building’s 20-year-old rooftop units are now being replaced by ultra-efficient air handlers that include new controllers for more efficient operation.
